This property had severe structural and safety issues throughout the tenancy. A hole in the bathroom roof caused flooding whenever it rained and took around two years to repair, eventually requiring a full roof replacement. The house also lacked compliant smoke alarms and the existing detector was later found to be broken.
During 2021 there was widespread black mould and excessive moisture throughout the house. Investigation eventually revealed large amounts of standing water beneath the living areas, creating a serious biohazard. The mould caused respiratory issues and damaged furniture and belongings. Despite advice that the property was unsafe to live in, emergency accommodation was refused.
The stairs were also unsafe and not up to code, lacking proper handrails and balustrades. After a serious fall resulting in ongoing injuries, requests for compensation and rent reduction were rejected and a termination notice was issued. NCAT later awarded compensation and rent reduction back pay. Overall the property was unsafe, poorly maintained and should not have been rented in its condition.
